Property Condition Report




There are many types of Property Condition Report depending on who issues the PCR and their intended results from completion of the form.
In it’s most basic form, you can think of a Property Condition Report as a form that allows someone to fill-in-the-blanks or write a narrative describing what they observed on an inspection of various aspects of the property.
Property Condition Reports really do range from the most basic type of PCR form which could include questions like:

  • Color of House?

  • Number of Bedrooms?

  • Any visible damage?



Other PCR forms can be issued in order to perform “Due Dilligence” and get down to the nitty-gritty details about a property with such questions as:

  • Square footage of living area

  • Age, type, condition, manufacture and serial number of HVAC unit

  • Certified load capacity of vehicle access structures

  • Composition of roofing material



    • As you can see, all the way from falling down simple up to highly detailed. Most Property Conditon Reports contractors see in the Property Preservation Business are basic or just a bit more detailed.
      Don’t forget you are the one everyone is going to blame if something goes wrong – such as, “Why wasn’t this reported”, or “This is much worse than described in the contractor’s PCR”.
